The first gated neighborhood the team behind Nulands helped establish was in Syokimau in 2006. At the time, the area was a vast unsettled land but we had the vision that this would be a future vibrant residential area. Currently the area is home to thousands of people who have built beautiful homes. The area is now a much sort after residential area. The ¼ acre units that we were selling at the time for KES 400,000 are now valued at 6M – a 15X increase in value in 10 years.
After Syokimau our next projects were Katani and Kitengela. We are currently establishing similar neighbourhoods in Isinya, Narok, Naivasha and Juja.
In Isinya we have 4 phases in an area opposite the Isinya Kenchic and between Isinya Town and the UMA university. The plots are set on an elevated area with beautiful view of the gong hills on one side. One is also able to see the Namanga road from this area which is only 1.8 Kms from the highway. The area is promising to be the future preferred and well organized residential area of Isinya with groups such as the Nairobi university’s Chuna Sacco and the Family Housing Sacco having over 50 acres each of proposed residential area near our plots.
In Naivasha , Longonot area, we have plots with a breathtaking view of Mt. Longonot and Lake Naivasha. Phase one presents 7 acres of mixed size plots. Currently only 7 plots measuring 50×100 ft (1/8 acre) are remaining. This development is 400 meters from the Mai Mahiu – Naivasha highway. Phase 2 on the same road presents 26 plots of ¼ acre each in a gated neighbourhood, 700 meters. Due to its closeness to Naivasha town and Nairobi, this is an area ideal for residential development, holiday gate away or rental cottages.
In Narok Town, we are now on phase II of gated residential neighbourhoods. Narok is one of the fastest growing cosmopolitan towns in Kenya. Being host to the Maasai Mara university , a stop-over for traffic to Kisii and most of South nyanza and off course a gateway to the Maasai Mara game reserve, Narok can only grow and blossom. There is a big demand for both residential and commercial rental space. Hence our choice of Narok as an investment destination. Our gated neighbourhoods are located in both Ilmashariani area before the current CBD and in the Oleleshwa area immediately after the current CBD.
In Juja , Kiambu County, we have 26 plots in gated neighbourhood near the proposed greater eastern bypass. This area is inhabited and growing rapidly. Located in the Ardhi area of the Juja farm scheme, our project neighbours the Catholic mission, Ardhi Primary and Secondary Schools, bus terminus, market, chief’s camp and the CDF funded maternity and dispensary. This project presents a perfect location for one looking to settle immediately or to develop once the greater eastern bypass is completed.
Nulands has created gated farmlands in blocks of 5 acres enclosed in fenced in blocks of 50 acres to 170 acres. The company provides roads access to the farms, water, on site caretakers and a qualified agronomist and farm manager to help investors with their farming enterprises within the gated farm lands.
Once clients purchase the 5 acre unit(s), the company process the titles for them. The client is then provided with technical information necessary for farming in their specific area. This includes soil analysis, costing and expect returns on various crops. Apart from the farming support service, the company also seeks market for crops produced in these farms.

One such area that we have investment opportunities in is Siana area near the Maasai Mara game reserve. Characterized by beautiful gently rolling hills with indigenous trees and shrubs, the area acts as an overflow of the game reserves with herds of zebras, antelopes, gazelles and giraffes grazing freely mingling with the residents in this sparsely populated region. The properties in this area are between 20 and 35 kilometers from the nearest gate to the Maasai Mara National game reserve. It also borders both the Olarro and Siana Conservancies making it ideal for a hospitality industry investment.

One of the value add that we offer to our client is the ability to sell pieces that they have bought from us on their behalf should they wish to ‘offload’. Further, for individuals and groups with land that they would like to sell, we do provide sales and marketing service at a fee as commission agents.

Our goal is to provide quality affordable housing especially in areas that lack or have limited such options.
